How to Maintain a Water Heater

Eric shares his three essential secrets for keeping your water heater running at maximum efficiency.

Step 1:
Installing an insulating blanket on your water heater is a great way to reduce wasted energy and save some money. Check your owner's manual, and unless you have a certain model that specifically recommends you do not use a blanket, go get yourself an insulating blanket.

Step 2:
Clean up the area around the water heater.

Step 3:
Remove the wall strapping (if necessary).

Step 4:
To determine the size of your blanket, measure the water heater, and add three inches to the diameter. This will allow you to fasten the heater without compressing the blanket.

Step 5:
Cut the blanket.

Step 6:
Wrap the blanket around the heater.

Step 7:
Use duct tape to seal the blanket into place.

Step 8:
Cut holes for controls and faucets, and leave room for the pilot light. If you have a gas water heater, do not insulate the top or bottom. If electric, you can insulate the top.

Step 9:
Your water heater is now all wrapped up. Enjoy your energy savings!

HOW do you drain the water heater? Mine was installed in 2006 and has NEVER been drained. My warranty does not cover this and they said to call a plumber. I do not like fooling around with the water heater, but mine is 2" bigger than the old code, as they added insulation to the new ones. So would I still need the wrap? There is no room for a wrap, as mine is in a closet in a condo. The builder barely got by with many of the code items, and many are not up to code which we found out when we put in paver driveways. The sewer lines should be 17" deep and ours are maybe 3" under the surface. This seems dangerous to me, but what can I do? Management knew because the paver installers told them, but we could not go ahead and put in new sewer lines on 5 acres of property.

jude ...there is a faucet at the bottom of the heater...hook a garden hose to this and run it to a drain....then turn off the gas sopply valve on the heater ...then turn off the water supply knob running into the heater.....then open the faucet where you connected the garden hose and wait for the tank to empty !!

when its empty , turn the faucet off and disconnect the garden hose , then turn the water supply knob back on and let the heater fill...after that you can turn the gas knob back on and re-light the pilot ...done !
